  • How do I receive my rental income?

We arrange the collection and deposit of payments directly to your nominated bank account or other preference. Additionally, expenses that relate to your property can be paid by us and drawn directly from rent proceeds as per your instructions. Some of these expenses include insurance, repairs and maintenance, council fees, etc.

  • How regularly do you complete property inspections?

In line with the Victorian residential tenancies act, we complete inspections at 3 months after your renter initially moves into the property and at 6 month intervals there after. We provide a thorough report with photographs after each inspection.

  • Can you arrange rent increases?

During each inspection, we review the rental value of your investment property. We see to it that it matches the current market values and if there’s any discrepancy, a rent increase may be possible immediately, or due upon lease renewal. We will discuss the options with you and give recommendations in the best interest of your investment.

  • How do you manage rental arrears?

We keep track of rental arrears on a daily basis and we make sure that we act promptly in the event of non-payment to protect your investment.

  • How long will it take to rent out my property?

Every property is different and the time it takes to find a suitable renter will vary, we complete a strong analysis prior to marketing each property to give you an estimated timeframe. We focus on active promotion, consistent price (based upon market conditions) and picture perfect presentation to ensure we get your property rented as quick a possible.

 

  • What happens when we receive a rental application?

We screen all applications through our subscription based property management databases, checking their previous rental history. We also complete additional vetting through previous rental providers and employment reference checks. We then provide you with the application with our recommendations, enabling you to make the final selection.  

  • Do you take care of all repairs and property maintenance?  

Yes, If the need for repairs and maintenance arise, we engage only contractors who are professional and covered with Public Liability Insurance. The negligence of failing to carry out repairs when needed can result in injury or death of the person entering the property and can cost you dearly in compensation. To minimise this risk, we make sure that all works are supervised and completed on time. Depending on your preference, minor and major renovations can also be quoted and supervised by us.
