RENTER QUESTIONS

  • Can I make alterations to the property i.e. changing locks, T.V brackets?

All alterations need to be communicated prior to commencement, with TMC Real Estate in writing. We will in turn discuss your request with the owner/s of the property and provide you with approval or rejection in a timely manner. 

  • How much notice do I need to give to move out of the property?

If you are currently on a month to month renting agreement, you are required to provide us with 28 days written notice of you intention to vacate the property. If you are currently in a fixed term lease (i.e. 12 months) and intend to vacate the premises on the final day, you need to provide 28 days written notice.

  • Can I use my bond as payment for my last months rent?

The bond and rent are seperate payments and your bond cannot be used to cover your final months rent.

Your bond is held in a trust with the RBTA for the duration of the rental agreement and we will release the bond to you once you have vacated the property and the following conditions have been met: All sets of keys have been returned, the exit inspection has not identified any renter related repairs or maintenance issues and rental payments are not in arrears.

  • How do I apply for a rental property with TMC Real Estate?

We exclusively use 1Form for all properties we manage, you can access their web portal here.

Pending your references providing timely feedback, we endeavor to give you with an answer to your application within 24 hours. 

  • Who arranges insurance, water, electricity and gas connections?

It is your responsibility to arrange all utility connections (unless previously specified). We exclusively recommend Direct Connect as a free renter connection service, you can find more information here.

Whist we recommend the owner has landlord insurance for the property, this does necessary cover your belongings and we strongly recommend you arrange renters insurance prior to moving into the property.

  • When do I pay my first months rent and bond?

If you accept the offer to rent the property, the initial payment should be made ASAP. 

We will continue to market and accept other applications until we receive the initial rent and bond.

Renters are required to pay a calendar month's rent and bond prior to moving in, with monthly rental payments to remain in advance for the full period you reside in the property.

  • Do I receive a set of keys for each renter on the rental application?

Yes, you receive one set of keys for every renter listed on the rental application. If you lose a set of keys or require additional sets, we can arrange them. You are required to pay for the costs of replacement and additional keys and swipes.

  • When do you complete inspections of the property?

In line with the residential tenancies act, we complete an initial inspection of the property at the 3 month point of your initial agreement and at 6 monthly intervals thereafter. Our team will contact you prior to the inspections to provide you with adequate notice. Once the inspection has been completed, you and the owner will receive feedback of the inspection, including comments of any maintenance or repairs that have been identified.
